The property market in Turkey at the moment is flooded with potential homes for holiday makers and residents. Many ex pats residents are now wishing to sell up, but unless you know how the property market works then you may find yourself still sitting on that property a year later. Follow these  tips to get your property seen first.

1 - We all know that 84% of property buyers get on the Internet first when searching so you will need photos of a clean, de-cluttered gleaming property. Before taking the photos clean the whole property top to bottom, wash those curtains, wipe down the front of cupboards in fact do a very good spring clean. Next step is to  de-clutter, lots of ornaments may look pretty to you however to a potential buyer it is saying the property has your stamp on it. They don't want this, you have to help the potential buyer to think of the property with their mark on it. If need be do some decorating, simple re-grouting of the floors, or a paint of the walls can make a huge difference.

2 - Once you have your property looking like a showhouse, take some pictures. Do not leave this to the estate agents.  Many of them will send a young boy around who has no knowledge of what is a good picture and what isn't. Borrow the latest technology if you don't have it and take at least fifty pictures.

3 - Write your own description. You know your property better than anyone else. Things to include would be

- Facilities. List all of them, items to include if it is a property on a holiday complex would be communal swimming pool, on site bar, restaurant, supermarket, kids playground, caretaker. Moving into the property itself list items such electric water boiler, air conditioning units, jacuzzi baths, security grills, external steel doors, intercom system, sea views, sun terrace, built in BBQ, fully furnished, all white goods etc.

- Location. Highlight the good points. Distance to the beach on foot and bus. Distance to all amenities including supermarkets, banks, restaurants.

- Description. This is a general summary of your property. An example for a two bedroom property selling in Altinkum would be " This two bedroom apartment is located on a small complex with twenty other apartments. It is on the first floor and measures 98m2 including balcony space. There is an open plan living room and kitchen,  one bathroom with shower cubicle, toilet and washbasin, two balconies facing east, one double bedroom and one single bedroom. The property was built in 2007 and present annual maintenance is £250.00 per year." Open to offers or looking for a quick sale is helpful as well.

4 - Prepare photocopies of your tapu, earthquake insurance and habitation certificate. If you are not in Turkey permanently then you need to arrange a trustworthy key holder for your property. This person needs to be available at all times to open the property up to estate agents when they have a potential viewing. Do not leave your keys with the estate agent. At the same time you will also need to arrange Power of Attorney with that same person or a lawyer to sign the contract and the deeds over on your behalf. Both of these are not needed if in Turkey permanently as you will just give your telephone number to the estate agents.

5 - Decide how much money you want in your hand and then add 6% on top of this. The 6% is the agents commission. Set off with your photocopies of your documents, contact numbers for key holders, copy of POA if applicable , description and your photos on a disc or memory card. Visit as many estate agents as possible. Do not put your property on with one, and also bear in mind that construction companies operating as estate agents will try and sell their own properties before yours. All estate agents should advertise the property at the same price.

Those tips will help you to get your property seen on the market, however the most realistic thing has to be the price. Property prices have dropped in Turkey so if you are intending to sell at this present time then be prepared to cut even or actually take a loss. Last but not least is to make yourself up a little sign with your telephone number to display on your balcony that your property is up for sale. Good luck.
